Our villas are perched at the highest point of the highest hill in Agios Tychonas and offer breathtaking views of the entire area. The sea views extend as far as the eye can see. An absolutely unique feature of this location is complete quietness and protection from highway noise.

The architects’ brief was to design a villa to take advantage of the spectacular views and this has been achieved with a great aplomb. The villa is L-shaped, oriented to take advantage of the views, but at the same time, it is protected from excessive sun and wind exposure.  There are masses of glass (low E value), which afford views from wherever you are in the villa.  There are no “back” rooms, all rooms have a view; even the car parking area.  Furthermore, the design brief for both the exterior and interior was to create a contemporary, original, and unique design that will not be excessive or extreme in its presentation, but  to remain functional and practical in its application;  and of course, to stand the test of time. 

We pay special attention to the healthy environment in the houses we build. This is a complex approach, which includes all stages of design and implementation. Our approach is based on ecology, sustainability, and modern design. Villa Olivia is built using the most up-to-date ecological materials. This guarantees a non-allergic atmosphere inside the house and comfortable living all year around.

Location.

All our projects are located at the highest point in the hills east of the town of Limassol in the municipality of Agios Tychonas  

Agios Tyhonas is a quaint, traditional village with charming little houses and narrow streets.  The ancient site of Amathusia lays in the local boundary of the area. The village and the surrounding area has grown to be one of the most exclusive, if not the most exclusive area in the county of Limassol and Cyprus in general. 

The Mediterranean Sea is a five minutes drive distance from your doorstep. There are a number of five-star luxury hotels down there to enjoy comfortable beach and health club facilities. Well-established local center for yachting and watersports St Raphael Marina is also within a direct view and 5 minute’s drive from the house. The Beaches of Agios Tychonas are among the most beautiful in Cyprus. The clear sandy shores, clean blue sea, and numerous other excellent facilities are enough incentive to attract thousands of locals, visitors, and return tourists year after year to Agios Tychonas. 

Most of the beaches in Agios Tychonas have been awarded the EU blue flag for their level of cleanliness and the brilliant facilities offered in line with the uniform standards set by the European Union. 

Both Larnaca and Pafos international airports can be reached via a well-networked motorway system, in forty-five minutes.  In general, it is a perfect location that ticks all the right boxes.

    Foundations: Reinforced concrete with separate footings and one‐way slabs.

    Roof: Flatnon‐traffic able roof with extruded polystyrene insulation (8cm) and traffic cable in terraces.
